Primary schools are one of the most important foundations of a child’s education. With registrations for children starting their primary school education next year just closed and results pending for the latter phases, we thought it would be best to get a head start in planning for future primary school registrations.
With this, we have identified a list of 100 properties within 1km of 14 primary schools regarded by many parents as reputable and have historically seen high applicants to seats ratio. Note that this list is not meant to be exclusive.

It seats on a relatively large plot of land with a land size of 293,000 square feet. Being Situated along Bukit Timah Road, it is also near many other prestigious schools and is a short drive to places such as Orchard Road.

Caspian
The Caspian is a leasehold condo completed in 2013 with 712 units. It is one of the few Condos near the Lakeside MRT Station which is just adjacent to the Jurong Lake. It is also one train station away from Jurong Point, the second biggest shopping mall in Singapore after VivoCity and two train station away from Jurong East a transport hub with malls such as Westgate and JEM. It is near the Jurong Lake District which is slated to be the largest mixed-use business district outside the city centre in due course.

Kopar at Newton
Kopar at Newton is a new 99-year leasehold development that is expected to TOP in 2023. It has 378 units across 2 towers on a site area of 125,000 square feet. It has plans to reserve at least 70% of this land area for common areas with the 2 towers taking up the remaining 30%.
It is a 6 min walk from the Newton MRT Station and is near the popular Newton Food centre which is an attraction for foodies both local and foreign. Due to its favourable location, it is also a short drive away from the city center.
It is also within 1 km of 2 other popular primary schools that we did not mention here – SJI Junior and ACS Primary.
11) Rosyth School

Kensington Park
Kensington Park is a 999 year leasehold condominium development that is located at Kensington Park Drive in the low density Serangoon Gardens. The project which is on 491,000 square foot was completed in 1990 with a total of 316 units. It is located near another famous food centre, Chomp Chomp. The nearest MRT Station is Ang Mo Kio, about 3km away.
It may be challenging to buy a unit in this development as it launched an en-bloc sale again this year after failing to do so in 2018. However, homebuyers could look out for a new development should it successfully en-bloc this time.

It has a convenient location and is located just across the Bishan MRT Station and the Junction 8 Shopping Mall. It is also about 2km away from MacRitchie Reservoir Park and also 2km away from Mount Alvernia Hospital.
Being in Bishan also provides flexibility as it is a short drive to Orchard and Bishan has historically held its value well being a good alternative for those who want to be near central Singapore but are unable to consider Toa Payoh or Novena due to the price point.

Pandan Valley
Pandan Valley is a freehold condominium that was completed in 1979. It has a total of 623 units on a large land size of 865,000 square feet and is regarded as one of the most unique developments in Singapore due to its design and features. As an older development, each unit type is also sizeable with the 3 bedroom ranging from more than 1300 square feet to 1800 square feet.
Although it is not particularly near any train station, it is near the Holland Village enclave which provides for adequate amenities. Being on Holland Road also provides for an easy and direct drive to Orchard Road.
Closing statement
Clearly there are many good primary schools and many more developments surrounding each primary school. Some are newer developments which costs more while the older ones tend to be more affordable.
It is challenging to identify an ideal property as besides the location, there are many other considerations such as the value of the Condo and the liveability and convenience of the location.
