I REIT Global Management is preparing for a US$300 million IPO on SGX. This is an exciting issue as it is one of the first REITs backed by full European properties to show up on SGX. The REIT is primarily an office REIT and it will be interesting to see how the yields compare to Singapore listed commercial REITs such as CapitaCommercial REIT and Keppel REIT which are yielding in the 5-6% range.
If the REIT is successful in listing, it will offer local investors for the first time exposure to European properties. It will be a good way to diversify a SREIT portfolio which until today has generally been limited to Asian properties.
Frasers Hospitality Trust is set to offer a dividend yield of 7% for FY 2015, which is higher than both Ascott REIT and Far East Hospitality REIT which are yielding 6.2% and 6.4% respectively. Six hotels and six serviced residences currently owned by Frasers Centerpoint Limited and TCC Land will be injected into the REIT.
